Overview
Testing development potential without overreaching the village context.
The project tested the development potential of a 0.65-acre site in Ballycommon, balancing yield, access, drainage, neighbouring amenity and the character of a low-density village setting.
The design process moved from planning research and site-capacity testing through multiple massing options, general arrangement, shadow and sun-hours analysis, public-realm strategy and residential unit development.
Design response
A measured four-house cluster.
The selected approach retains the porosity of the site, protects local views, provides generous green space and establishes a coherent relationship to Monsea Road. The proposal was developed alongside drainage and engineering input so the planning concept and technical strategy worked together.
